The kitchen has a large island surrounded by bar seating, which opens up to a beautiful living room with a fireplace, two couches and two chairs. The space was intentionally designed to facilitate connection and conversation with your group. The loft has ping pong, mini-basketball, an extra TV for gaming or movies, and a futon. If you have a larger group, the loft holds an adult size bunk bed with very comfortable full size beds. The massive bunk bed has 2 full size beds and if needed, a third full size slide-out trundle bed. The bunk is perfect for sleeping a full family, all the kids, or any group combination! Tips for Making the Most of Your Stay Wifi Instructions Name: KernBrothers-5G Password: Kernbrothers422 House Rules -Please drive no faster than 25 MPH along the main road / easement in Vasterling Creek Ranch -No off roading in Vasterling Creek Ranch -No Smoking inside - Smoking is only allowed in outside areas -Please be conservative with water use, as the house is on a well -DO NOT put anything in the toilet except toilet paper, we are on a sensitive septic system -Please remove shoes when entering the home -No leaning against rail in loft area -No parties or events -Quiet hours between 11pm and 6am -Do not use white bath towels for the river. River towels are provided and can be found on the shelf in the laundry room Please hang up or lay out wet towels after use -Please wipe down lawn chairs and put them back in the storage bench on the back patio after use -NO glass at the river. Please respect the Llano river and clean up after yourselves. -Please stay within the boundaries of the house and refrain from joy walking outside the yard area (WARNING: Snakes are present, especially in summer) Important Tips: Enjoying the River: We provide river towels on a shelf above the washer and dryer. On the back patio there is a storage bench which holds lawn chairs for you to use at the river! Please respect the river by cleaning up and taking no glass. Heating and Cooling: The A/C and Heating system is a mini split system. It’s important that all the air handlers in the rooms, loft and kitchen are in the same setting. They must ALL be on cool or heat etc, or it throws an error. River Access: From the front gate, drive 1 mile east (toward LLano) on Ranch Road 152 and take a left on Ranch Road 103. Drive down toward the bridge and look for first available parking Bugs at Night: Because we are in the country, bugs will heavily swarm toward the lights. It is best to turn off the lower porch lights, and only utilize the upper lights, so bugs stay up high. This will prevent bugs darting inside every time you open the door. Another great tip is to only turn on the carport lights so bugs stay on the side of the house. WARNING: Please remember that you are in the country, so please be aware of your surroundings, as snakes, wild boar, and other wildlife are present. Snakes are especially active in the summer. Respect the wildlife.
