We appreciate you treating our home with the same respect you do your own 🙏 House Rules - NO SMOKING - smoking is only allowed outside - $300 fine / cleanup fee - Please be mindful that this space shares a wall with the front unit and excessive sounds carry over. We ask that you keep sound at a normal level. - DO NOT use the front entrance at any time. The gate to the right of your front door is property of the front unit, which remains occupied 100% of the time. - Ensure food deliveries are made to the driveway door off the alley vs front door (or pickup instead) - NO feminine products or wipes of any kind in toilets. Professional services to remove any foreign objects found in the plumbing will be charged against guest’s reservation - We ask that guests not leave food in the basement (tip: the ottoman top doubles as a tray that works well to carry multiple items up stairs). - NO foods or coffee grounds should be put down the sink. Professional services to remove any unapproved items in the sinks will be charged against guest's reservation - Please remove shoes when entering basement area -Prior approval for inviting guests over is required and minimal fee will apply - Quiet hours between 11pm and 7am Pet Rules Notice: It’s increasingly rare for hosts to accommodate pets due to ongoing challenges. As pet lovers, it’s important to us to stay pet friendly. To do so, we ask that you observe the following rules: -2 pets maximum, (exceptions can be discussed), $75 fee applies - No pets on furniture - Poop scoop when taking pets to church green space down the alley. Doggy bags and bowls are provided in the bottom drawer by the fridge - Vacuum excess hair. A vacuum is located under the stairs by the laundry room - Dogs should not be left alone for long periods to avoid anxious non-stop barking. If they need to be left alone for a short time, please put them in the living room downstairs with both doors shut. *Additional cleaning to remove excessive hair or dog excrement will be charged to the reservation Check Out Instructions Replace: Return any furniture or other items back to their original places Beds: Please do not make beds. Strip ONLY the used sheets, but NOT mattress covers or pillow covers. Other Details to Note

Please observe our general house rules before staying, there are important details within. This is a classical Colorado home in that there is no central air conditioning due to the temperate climate. In an effort to make the space more comfortable during a few hot summer months, we have installed a window ac unit above the kitchen sink and a AC unit in the main level bedroom. The second bedroom in the basement is naturally insulated all year. For the few hot summer months, it can still be nice to open the basement bedroom window and set up a fan. There is a ceiling fan in the basement bedroom, a window fan on top of the fridge, and a box fan in the basement available for additional circulation, if needed. Reduced cleaning fee applies for 1-2 nights stay! License #: 415281

Accessibility and Availability

Neighborhood

The Gothic theater generally has a full line-up of great music and is an easy walk (just two blocks) for a night out. We have a lot of Red Rocks concert goers who love the location as well! Khaladi Coffee is the local coffee shop nearest the house, so check out the local vibe. We also recommend Breakfast on Broadway, within walking distance. Harvard Gulch Park is a quick bike ride or a mile walk, and it's a huge green area with trails around and throughout. In the summer, the pool is also a great way to spend the day ($3 admission for a day pass).

Guest Access

You should access the unit through the door off the driveway (which is located on the back of the house in the alley). Guests will receive their code for keyless entry on the day of their arrival.

Repeat customer and will come back again. Nice apartment. Clean, nicely decorated and had everything we needed. Very comfortable and we enjoyed our stay here. Great location close to restaurants/breweries/Gothic Theater etc. and nice neighborhood for walking around and exploring. Great communication.

Find us

You will have a designated parking space in the alley driveway. Broadway is a full and lively strip to explore via foot or bike. The Rapid Transit Denver (RTD) is very close, so definitely take a bike or car down to Englewood Station and head into Union Station. Union Station downtown is a must see piece of architecture, with an awesome vibe inside. There are very cool restaurants, coffee, ice cream, brunch etc inside. We recommend Snooze for brunch and Next Door for lunch or dinner.
